ADU Before & After in Thousand Oaks, CA
Talk is cheap in construction. Anyone can promise a clean build, but the difference between a mediocre ADU and a backyard home you’re proud of lives in the details you can see. We keep a running record of our Thousand Oaks projects not to brag, but because the before-and-after tells the truth faster than any sales pitch. Here’s what actually happens when a tired garage, an awkward side yard, or an unused patch of concrete becomes a new home on your lot.

Garage Conversion in Newbury Park: From Storage Dump to One-Bedroom Rental

This Newbury Park garage had spent fifteen years collecting boxes, bikes, and a riding mower that hadn’t run since 2019. The family wanted rental income without losing their driveway. We pulled permits with the City of Thousand Oaks, insulated the walls, vaulted the ceiling, and installed a full kitchen and bath in 498 square feet. The result is a one-bedroom unit that rents for $2,400 a month and still leaves room for two cars in the driveway.
Detached ADU in Thousand Oaks: A 750-Square-Foot New Home Where a Patch of Weeds Used to Be

The side yard on this lot off Lynn Road was roughly the size of two parking spaces and doing absolutely nothing. The homeowners’ adult daughter was moving back after grad school, and nobody wanted to share a bathroom. We designed a 750-square-foot one-bedroom with its own entrance off the side gate, nine-foot ceilings, and a stacked washer-dryer tucked into the hall closet. The poured foundation took two days; the full build took eleven months with the Dvele panel system trimming six weeks off the framing schedule.
Prefab ADU with Abodu in Westlake: Two-Bedroom Unit Placed in a Backyard That Sloped the Wrong Way

Westlake lots that back up to open space often have a slope that makes building feel impossible. This one dropped eleven inches from fence line to house. We leveled the pad, ran utilities under the existing patio, and worked with Abodu’s factory dimensions to avoid cutting into a 40-year-old oak tree in the corner. The two-bedroom unit arrived on a Tuesday and was weather-tight by Thursday. The homeowners now host their in-laws without anyone sleeping on the couch.
Home Addition in Thousand Oaks: A 320-Square-Foot Primary Suite Built Above an Existing Family Room

This family loved their neighborhood near Wildwood Elementary but had outgrown their three-bedroom, one-bath rancher. We tied a 320-square-foot primary suite into the existing roofline, added a walk-in closet and a bathroom with a curbless shower, and ran a separate HVAC zone so the new room doesn’t fight the old thermostat. The crew worked during school hours when possible and kept the existing bedrooms livable the entire time. Total construction took fourteen weeks, including the City of Thousand Oaks final inspection.
Boxabl Accessory Unit in Thousand Oaks: A Home Office with a Door That Actually Closes

A concrete pad behind the house had held a hot tub that cracked during a cold snap in 2021. The homeowner worked from home and had been taking calls from the dining table for two years. We placed a 260-square-foot Boxabl unit on the existing pad, added a small split-system HVAC unit, and ran ethernet through the same trench as the power. It’s now a closed-door office with room for a desk, a filing wall, and a coffee station. The dog still hasn’t forgiven us for removing the hot tub.
Garage Conversion with James Hardie Siding in Thousand Oaks: A Studio Unit That Matches the Main House

This attached garage sat empty since the homeowner sold his boat, and the builder-grade door facing the cul-de-sac wasn’t doing the curb appeal any favors. We converted the 460-square-foot space into a studio unit, replaced the garage door with a fixed wall, and wrapped the exterior in James Hardie siding painted to match the main house. The key here was sound isolation between the ADU and the existing bedrooms, so we double-layered the shared wall. It now serves as a guest suite and a home music room, though not usually at the same time.
